    ULI BC is delighted to host its' annual signature event on January 21, 2026.  It will feature a keynote presentation of the PWC-ULI Emerging Trends in Real Estate® report, followed by an esteemed panel of local experts, and we'll wrap up over canapés and refreshments.

    Now in its 47th edition, the 2026 Emerging Trends in Real Estate® is one of the most highly-regarded and widely-read reports in the real estate industry.  It identifies key opportunities, risks, and market shifts shaping the sector and our cities.

    The keynote presentation and our panel will discuss the economic, demographic, financial, and technological changes transforming how we live, work, shop, and invest in our cities. Speakers will also address challenges such as affordability — for residents and small businesses — and the need for increased operational efficiency in managing properties, as well as the challenges and opportunities in office, industrial, and other asset classes.

    Join us as we kick off the new year hearing from Vancouver’s leading real estate investors and thinkers about what these trends mean for BC and Vancouver, and what to expect in 2026.

    Keynote Speaker

    Nicholas Mobilio

    Partner, PricewaterhouseCoopers LLP

    Nicholas Mobilio is a Partner in Assurance at PwC, with experience providing audit and review engagements. Throughout his career at PwC he has worked with private and public clients in both Canada and Internationally, reporting under IFRS, US GAAP, and ASPE, including integrated SOX audits. Nicholas has worked with clients across many industries giving him a diverse portfolio, including: real estate, technology, retail, transportation, food processing and distribution, forestry and mining. Nicholas is passionate about volunteer and community involvement. He has been on the board of Potluck Cafe Society for almost a decade, a not-for-profit entity focussed on creating jobs and providing healthy food for people living in Vancouver's Downtown Eastside. In addition, he coordinates and participates in the CPA Indigenous mentorship program, focused on improving education outcomes for Indigenous youth in Canada.

    Kristen Devaney

    Group Chief Financial Officer, PCI Developments LP

    Kristen Devaney is a partner and the Group Chief Financial Officer of PCI Developments, an award-winning Vancouver-based real estate developer and owner, and Warrington PCI Management, an integrated property manager with over 17 million square feet of real estate under management. Kristen is responsible for providing leadership and overall financial direction for the finance functions for both entities and provides strategic direction and oversees all financing and capital activities. Kristen obtained her Chartered Accountant designation at Deloitte and has held various senior finance roles in the real estate, finance and infrastructure industries.

    Rosemary Feenan

    QuadReal Property Group Limited

    Rosemary Feenan joined QuadReal as Executive Vice President, Research in May 2018. Her focus is on strategic research and analysis in support of QuadReal’s international investment objectives. She was formerly Director of Global Research Programmes at JLL, concentrating on urbanisation, changes in city competitiveness and the impact of technological advances on real estate. She previously held a Board position at Chesterton International and a senior position at CACI Limited. In her early career she worked as a town planner and as a retail analyst. A frequent speaker at international conferences, Rosemary is also a Trustee of the Urban Land Institute and a Fellow of the Society of Property Researchers. She has also served on a number of international advisory councils including the World Economic Forum’s ‘Future of Cities and Urbanisation’ Council. Rosemary holds a Master’s in Environmental Planning from Nottingham University.

    Sean Hodgins is President of Century Group, a family-owned real estate development and property management company with over 65 years of history curating places people love. Century Group focuses on building sustainable, mixed-use communities with diverse neighbourhoods. Its portfolio includes residential projects, seniors residences, hotels, restaurants and commercial retail spaces, with a mix of homes that Century Group develops for sale and for long-term rental. As a second-generation leader, Sean directs the company's development and investment strategies across Metro Vancouver, with a focus on transit-oriented communities and well-designed public spaces.

    Real Estate Research & Analysis, Independent

    As of September 2025, Wendy is exploring new ways to support investments in housing as well as office and commercial space. For 19 years Wendy Waters lead the Research Services & Strategy team at GWL Realty Advisors (GWLRA), an institutional real estate manager with over $18 Billion in assets under management, primarily in Canada with modest US exposure. Her work supported portfolio strategy for IPP as well as new developments, particularly in multi-residential. Wendy is known for original analysis and thought leadership. She regularly appears on conference panels, provides keynote presentations, shares on LinkedIn and publishes on various online formats. Key topics include; - Projections of apartment rental rate pressure in Canadian metros - Tools to analyze future rent growth assumptions - future of office space demand, workplace needs, and office building strategy. - incorporating a climate resilience lens into portfolio strategy -- applying research to rental apartment development designs. Wendy has been a full member of ULI since 2014 and serves as the Chair of Mission Advancement for the ULI British Columbia chapter.
