    About the Report:

    The ULI Emerging Trends in Real Estate® 2025 research is undertaken jointly by PwC and the Urban Land Institute, provides an outlook on real estate investment and development trends throughout the United States and Canada.

    The report reflects views of individuals who completed surveys, or were interviewed. The views expressed are obtained exclusively from this research and do not express the opinions of either PwC or ULI.

    Interviewees and survey participants represent a wide range of industry experts, including investors, fund managers, developers, property companies, lenders, brokers, advisers, and consultants. ULI and PwC personally interviewed 617 individuals, and survey responses were received from more than 1,450 individuals.

    Sarah Marsh

    Partner, National Sustainability Report and Assurance Leader, PwC Canada, PricewaterhouseCoopers LLP

    Sarah is a partner in our Risk Assurance Services practice, based in Vancouver. She leads PwC Canada’s ESG Reporting and Assurance Practice. She is qualified as a Chartered Accountant in both Canada and the UK and has over 22 years of experience with PwC. Sarah has extensive experience in our sustainability practice, helping clients meet their non-financial assurance needs. Sarah is recognized for her ability to understand a client's reporting requirements, and to then develop a strategy and approach to meeting those needs. Sarah is also lead verifier on regulatory GHG emissions reporting for many clients in Canada. Sarah has provided assurance against a wide range of criteria and KPI’s using criteria such as TCFD Carbon Footprinting metrics, GRI, SASB, BC performance reporting principles, Recycling Regulations, GHG Protocol, ICMM, Mining Association of Canada's Towards Sustainable mining protocols, Responsible Gold Mining Principles, World Gold Council Conflict-Free Gold Standard and Guidance for Assurance Providers. Sarah is also on Canada’s IASB working group reviewing assurance of extended external reporting, CPA Canada’s Sustainability Reporting Committee and is part of PwC’s Global ESG Reporting and Assurance Working Group, meeting regularly to determine global sustainability assurance methodologies. Sarah is also on the Board of the Pacific Parklands Foundation, supporting regional parks in Metro Vancouver, as well as the Board of Catching the Spirit (CTS) Youth Society, a charity that aims to connect every youth in Metro Vancouver with their natural environment, their community, and with each other through life-changing outdoor experiences.

    James has been a real estate professional for over 30 years and is currently Executive Vice-President and Chief Development Officer for Grosvenor Property Americas, responsible for the Company's development activities throughout the USA and Canada. James joined Grosvenor in 2006 and has worked in both the Calgary and Vancouver offices. He is a member of Grosvenor Property Americas Investment Committee, Executive Committee, and the Board of Directors. He holds a BBA degree from Simon Fraser University and is a member of the Urban Development Institute (UDI) and the Urban Land Institute (ULI).

    Chief Operating Officer, Conwest

    Ben is a Partner and the Chief Operating Officer at Conwest Developments, one of Vancouver's leading privately held development companies. Conwest has been active in the Greater Vancouver Area for over 40 years and has current business lines in industrial, commercial, and residential development as well as in civil infrastructure construction. Ben has over three decades of development and construction experience within Greater Vancouver with a strong reputation as a strategist, entrepreneur, innovator, and business operator. He’s been part of leading and building some of the strongest brands in the local development industry and has delivered innovative projects across the residential, industrial, retail, and commercial sectors. Ben has been instrumental in leading his companies to win several of the most prestigious awards in the real estate development industry, including: ULI Global Award for Excellence, ULI Americas Awards for Excellence in multiple years, and more.

    Wendy Waters

    Vice President, Research Services & Strategy, GWL Realty Advisors Inc

    Wendy Waters is the Vice President Research Services & Strategy at GWL Realty Advisors (GWLRA), an institutional real estate manager with over $18 Billion in assets under management in Canada, specializing in office, multi-residential rental, industrial, and grocery-anchored retail. GWLRA has an active development pipeline that includes approximately 8000 units of new multi-family rental across Canada as well as industrial and office opportunities. Based in Vancouver, Wendy leads the company's Research Team, which provides analysis to support short- and long-term strategy as well as investment growth recommendations for clients. Their research includes modeling the impacts of immigration and demographic change on apartment and office performance; incorporating a climate resilience lens into portfolio strategy; interpreting the impacts of eCommerce and supply chain changes on industrial demand; and understanding the short- and long-term implications of macro economic shifts and geopolitical events on real estate performance. Wendy has been a full member of ULI since 2014 and serves as the Chair of Mission Advancement for the ULI British Columbia chapter. She is also on the Board of Directors at UDI BC, and co-Chairs the Research Committee at Realpac. She frequently speaks on panels and in the media on topics related to real estate performance and strategy. Wendy also posts regular industry commentary at //www.gwlra.com/Research and on LinkedIn. In 2024 Storeys.com – an online news publication – named her one of BC’s most influential people in real estate.

    Frank Magliocco

    PricewaterhouseCoopers GmbH WPG.

    Frank Magliocco is the National Leader for the Private Clients team and a member of the firm’s Extended Leadership Team. Frank has spent more than 30 years understanding the business issues for owners and leaders of private companies. Frank specializes in auditing, accounting and regulatory matters for real estate companies. He provides advice to clients in the broad real estate sector including property developers, residential construction companies, large national office, industrial and retail property owners, and property managers. In addition, Frank's experience in the real estate sector includes instructing courses at the Real Property Association of Canada (RealPac), where he was a member of RealPac's Financial Best Practices Committee, and a contributing author to RealPac’s handbook. Frank has been a board member and Chair of the Finance committee for Providence Healthcare Foundation, Camp Ooch, and the Italian Contemporary Film Festival (ICFF) as well as a board member for the Building and Land Development Association and the Urban Land Institute. Frank began his career at PwC in 1989 and became a partner in 2001. Prior to focusing on real estate, he provided assistance with acquisitions, reorganization and debt and equity offerings to a number of private and public companies. Frank is a FCA and FCPA and holds a Bachelor of Commerce from the University of Toronto.

    Robin Gill

    Robin Gill Communications

    For 30 years, Robin Gill was a journalist at both the national and local level. In her role as Global National's correspondent and anchor, she delivered major stories including the pandemic, the BC floods and fires, countless federal elections, the aftermath of the tsunami and earthquake in Japan, and the list goes on. Her journalism career took her to reporting stints in Ontario, Alberta, Saskatchewan and British Columbia. In 2023, Robin launched Robin Gill Communications to provide media training and communications advice. In her free time, Robin fills in as a backup radio talk show host. Robin has a BA in International Relations from the University of British Columbia and a diploma in Broadcast Journalism from BCIT. She sits on the board of the Jack Webster Foundation and the UBC Alumni Association.
