    Emerging Trends in Real Estate® is an annual publication, now in its 44th edition, and is a highly regarded industry report.

    The ULI Emerging Trends in Real Estate® 2023 research, and event, undertaken jointly by PwC and the Urban Land Institute, provides an outlook on real estate investment and development trends throughout the United States and Canada.

    The report reflects views of individuals who completed surveys, or were interviewed. The views expressed are obtained exclusively from this research and do not express the opinions of either PwC or ULI.

    Interviewees and survey participants represent a wide range of industry experts, including investors, fund managers, developers, property companies, lenders, brokers, advisers, and consultants. ULI and PwC personally interviewed 617 individuals, and survey responses were received from more than 1,450 individuals.

    The annual report is presented locally by industry leaders and covers topics such as:

    Speakers

    Rosemary Feenan

    QuadReal Property Group

    Rosemary Feenan joined QuadReal as Executive Vice President, Research in May 2018. Her focus is on strategic research and analysis in support of QuadReal’s international investment objectives. She was formerly Director of Global Research Programs at JLL, concentrating on urbanization, changes in city competitiveness and the impact of technological advances on real estate. She previously held a Board position at Chesterton International and a senior position at CACI Limited. In her early career she worked as a town planner and as a retail analyst. Rosemary is a Trustee of the Urban Land Institute and a Fellow of the Society of Property Researchers. She has also served on a number of international advisory councils including the World Economic Forum’s Future of Cities and Urbanization Council.

    David Neale

    Partner, PricewaterhouseCoopers LLP

    David is an Assurance Partner with PwC Vancouver and is our BC Region Real Estate Markets Leader, with close to 20 years of experience serving clients. David works with both privately owned and publically traded companies working in all sectors of the real estate and construction industry (residential, industrial, and commercial). His clients have investments and developments across Canada and Internationally. Over his career with PwC, David has lived and worked on firm initiatives in Canada, China and the Netherlands.

    Tim Grant

    President, PCI Developments LP

    Tim leads PCI’s Executive Team and is a partner in PCI. He is actively involved in all aspects of PCI’s operations and oversees successful completion of its projects. Tim actively supports PCI’s affiliate Warrington PCI Management (WPM) and is Board Chair of Catalyst Community Developments Society.

    Andrew Tong

    Chief Investment Officer – Concert Properties Ltd. | Managing Director – Concert Income Properties L, Concert Properties Ltd.

    With over 28 years at Concert, Andrew Tong has held many diverse roles within Sales & Marketing, Development, Acquisitions and Investments. Currently, as Chief Investment Officer, Andrew is responsible for leading the strategic planning & key operational activities of Concert’s income portfolio (office, industrial, market rental & affordable housing) across Canada valued at approx. $3.4 billion. These activities include acquisitions, dispositions, asset and portfolio management, term financing, residential and commercial leasing and property management. Since its inception in 2016, Andrew has been the Managing Director of Concert Income Properties LP – an open-ended fund for office, industrial and multifamily rental apartments. Additionally, Andrew oversees Concert’s residential land acquisitions across Canada.
