    Right now, British Columbia is facing an unprecedented housing crisis. Recent immigration spikes, archaic permitting processes, and chronic municipal staffing issues have combined into the perfect storm, leaving citizens, landholders and municipal staff alike wondering: How will we ever create the housing supply needed to mitigate this issue?

    Serendipitously, we are also in the midst of a significant technological boom. For the first time ever, Artificial Intelligence is being looked at not just as a tool for the super-techy or for specific niches—but as a resource that can be leveraged by nearly any industry, land use and development included. 

    In this presentation, some of British Columbia’s top land use planning and development experts will lead a conversation around the multifaceted opportunities presented to our industry by AI. You’ll learn:

    • How municipalities are reconsidering the role of technology in their approvals processes, and how new technology will influence housing planning and policy in the coming years.

    Tegan Smith

    Principal, Channel Consulting

    Tegan is a respected Development Consultant, Development Approvals Process Review (DAPR) expert, leader in Canadian real estate, and winner of the Urban Land Institute of British Columbia’s 2022 Outstanding Leader Award. With more than 25 years of urban planning and land development experience, Tegan has an innate ability to listen, connect, and uncover innovative, resourceful solutions to even the most complex issues. As the leader of Channel Consulting, Tegan prides herself on having built the most talented and well-versed development consulting team in the industry to meet the needs of both private landholders and municipalities in Canada. Whether supporting development clients through getting their projects across the line, or helping government officials iron out complex permitting processes—Tegan’s reputation is for leading teams of subject matter experts to deliver complex and difficult projects. She brings an authentic and engaging style to help project teams have direct discussions, be adaptive, and effectively manage risks, costs, and timelines.

    Kirsten Sutton

    D3 Dimension Drafting & Design Inc.

    Kirsten Sutton is a committed design professional. She has dedicated her career to designing and championing sustainable and resilient building practices that improve the lives of residents and support the community as a whole. With twenty years of experience, her diverse portfolio spans custom residential projects to multi-family developments. Her greatest satisfaction comes from her work with Heritage Buildings. Her passion is reinventing, restoring, and saving these pieces of our story and helping to make them relevant again. Born into a family of artists, architects, and engineers, Kirsten’s study of design started at an early age. This foundation and her Architecture and Structural Design education from BCIT allow Kirsten to translate her clients’ goals into reality. In addition to her design work, she has served in various capacities at major institutions. Currently, she is a board member of the BBBMBC and sits on the Program Advisory Committee for CADD Technologies at KPU.

    Ryan Smith

    City of Kelowna

    Ryan has worked with the City of Kelowna for 19 years, first as a development planner, then Subdivision Approving Officer, Urban Planning Manager, Department Manager of Community Planning and now Divisional Director of Planning and Development Services. Ryan has also spent time working for a private real estate development company where he collaborated on the development of townhouse and resort projects. Ryan has a bachelor’s degree in Geography and Certificates in Urban Design and Community Economic Development from Simon Fraser University and is a member of the Canadian Institute of Planners. Ryan has been a member of the provincial Subdivision Approving Officer’s Committee since 2010 and Co-Chair of this committee since 2016. He was instrumental in the development of the School for Subdivision Approving Officers and has been helping teach Subdivision since 2010. Ryan also helps teach modules as part of the MATI Community Planning Course and Capilano University Courses. Ryan is an avid cyclist, trail runner and skier.
